NEW HOME MARKET

An Eye On It All

With all of the fancy finishes, modern amenities and beautifully designed spaces available today, for many it's hard not to consider purchasing a new home or condo. We hear ya, and at TrilliumWest we do our very best to stay on top of our new home game. From dreamy Downtown living in the sky to serene country estate homes, we can help make your dream a reality.

We are very fortunate to work in a region that presents such a wide variety of new home options. Here is a quick overview to get you started on your new home journey.

City Subdivisions

The perimeters of all parts of the Region continue to expand as we look to meet the demands of the ‘Places to Grow Act’ of 2005. In almost every direction you will find a mixed-bag of mid-rise condo buildings, townhomes and detached homes reaching into previously undeveloped lands. As brand new parks, schools and commercial amenities soon follow, there is no wonder families from all over Ontario are looking towards our Region as a place to grow themselves.

The quality of construction and list of standard inclusions has skyrocketed over the past few years. Purchasers can expect to find items like solid-surface countertops, hardwood floors and flexible plans designed for the way a family lives today. We are fortunate to have local builders that listen to the marketplace and do their best to meet the demands of the purchasing public.

If living with a little space from the commotion of the city core is on your list, you will find what you are looking for on the perimeters of Cambridge, Guelph, Kitchener and Waterloo. Let’s go shopping!

Urban Regeneration

The urban revival in the region is in full swing. From massive factory conversions to epic decade-long and multi-phased developments, the city core is certainly the cool place to be. Many developers have turned their attention away from the city perimeters and instead towards creating mindful modern spaces in the urban centres again. The results have been spectacular and a case-study in urban regeneration across the province.

The perfect blend of refined residential, purposeful commercial, boutique shopping, fine art, top-tier dining, and useful community spaces - these projects have it all and we just love it.

The Big Renovation

The nice new home on a mature lot in an established neighbourhood? Yes, it’s possible.

While often not considered as a typical ‘new home’ option, large-scale renovations in the city core are gaining more and more steam. As new home lots get smaller and more expensive, more home-owners are opting for the ‘buy and reno' route in more principal city locations. While these projects do come with a hefty price tag and some careful organization, the results can be both spectacular and profitable.

Core neighbourhoods in Cambridge, Guelph, Kitchener and Waterloo are seeing a huge surge in these type of projects. We work of alongside plenty of small custom builders and renovators to assist with putting it all together for you. While it may be a newer phenomenon here in the Region, we think it’s just the start of something huge …

Custom In The Country

Sometimes you just gotta get out of the city.

Who hasn’t dreamt about the peaceful and private life offered at your own custom country estate? Well, if you have the finances to foot the bill for that dream, there is no better place in Ontario to do just that.

While the resale market offers an abundance of luxurious options, our surrounding Townships are filled with opportunities to design and build the exact floorplan your family has been searching for. Your options are plentiful with this path. Some include an outright purchase of the land with a separate build contract, others provide a more all-in-one package to purchasers. It can be a confusing world filled with unlimited choices, but this a path that certainly yields unprecedented results and personalization of your home.

Whichever path you choose our advice remains the same - use the guidance of an informed Realtor who knows how the entire process comes together. We want to make sure those dreams don't become a nightmare.
